What is a virtual tour, and how to make one for a listing

How to make a virtual tour for real estate three ways, with what each costs, what you need and what buyers get, and how to put the finished tour on the MLS, Zillow and your property page.

The answer

What is a virtual tour?

A virtual tour is a way to walk a buyer through a home from a screen before they visit it. Zillow defines virtual tours, also called 3D tours or 3D walkthroughs, as a way for buyers to tour a for-sale home digitally. In listing marketing the term covers three things: a 360 or 3D scan the buyer steers room by room, a video walkthrough filmed at the property, and a video tour generated from the listing photos. All three go on the listing, in the MLS virtual-tour field and on the property page. They differ in what you need, what they cost and how long they take, and that decides which one you make.

Three routes

How to make a virtual tour of a house: the three routes compared

The 360 or 3D route scans the home one spot at a time. With the Matterport app on an iPhone or Android phone, a supported 360 camera or a Matterport camera, you stand in a spot, rotate in a full circle, move five to eight feet and repeat until the house is covered, then upload. The free plan holds one active space; Professional starts at $108 a month for ten spaces, or $1,080 a year. If you would rather not scan it yourself, Matterport Capture Services sends a technician with a Pro camera: a base fee of $223.75 for a home up to 1,000 square feet, adjusted up to 30% by location, a paid plan required, and the model in your account 24 to 48 hours after the appointment.

Zillow's 3D Home app is the free version of the same route. It runs on an iPhone, an Android phone or a supported 360 camera, with no per-home, service or hosting fees. A hand-held tour of 10 to 15 panoramas processes within about four hours; a 360-camera capture takes 10 to 20 minutes to shoot and about 30 minutes to process. The tour posts to Zillow and Trulia, syndicates to Redfin and Realtor.com, and comes with an unbranded link for the MLS. An interactive floor plan needs a 360 camera.

The video walkthrough route is a phone and a visit. In Zillow's free Premier Agent app you find the listing and take the video, and Zillow says listings with video get preferred placement in search results. On Zillow Showcase listings the video is capped at 120 seconds, one video shows per listing, and it has to come from the photographer who shot the rest of the media. Zillow's own guide notes that listing videos are not interactive.

The third route is a virtual tour from listing photos. Upload up to 20 photos to Echo and each one becomes a 4, 6 or 8 second clip with camera motion generated by an AI video model. Standard clips are ready to review in about a minute. Add narration in a voice from the library, lay music under it, export an MP4 in widescreen or vertical, and publish a property page that carries the tour. An 8-photo tour comes to about 450 credits, shown before you generate.

Which one

When each kind of virtual tour fits

  • A 360 or 3D tour fits a listing where layout sells the house and buyers are far away. It takes a visit with the house staged and empty of people, and a buyer can check how the kitchen connects to the deck without asking you.
  • A phone video walkthrough fits the listing that needs something on Zillow today. You are at the house anyway and the app is free. The light and the clutter on the day are in the video.
  • A virtual tour from listing photos fits every listing that has photos and no footage, which is most of them. The photographer's set is already lit and staged, and the same project gives you the widescreen file for the MLS and the vertical one for Reels, the second shape generated again from the same photos with the cost shown first.
  • They stack. A scan on the listing page, the photo tour on the MLS and social, and the phone walkthrough on Zillow, without a second shoot.

The photo route

How to make a virtual tour from listing photos in Echo

  1. 1. Upload the photos

Start a project and add up to 20 listing photos from your phone, your photographer or the MLS export. Eight to twelve make a full tour. Each photo becomes one clip, so pick the rooms the tour should walk through, in the order a buyer would see them.

  2. 2. Set the shape and quality

Choose widescreen 16:9 for the listing page and the MLS, or vertical 9:16 for Reels, TikTok and Shorts. Pick Standard or Premium quality for the project and 4, 6 or 8 seconds per clip. The credit cost is shown before you generate.

  3. 3. Generate the clips

A batch of Standard clips is ready to review in about a minute; Premium and 1080p take a few minutes. Each clip is camera motion through the room you photographed.

  4. 4. Shape the tour on the timeline

Reorder, trim, change the speed, pick a transition per cut, with snapping and undo. If one clip is wrong, regenerate that clip alone and leave the rest.

  5. 5. Add narration and music

Pick a voice from Echo's library and Echo writes a script sized to the video. Edit any line, regenerate a take, or keep it music only. Choose a track from the library or upload your own.

  6. 6. Export and publish

Download the MP4. Paid plans export up to 1080p with no watermark; the free plan exports 720p with a small Echo mark. Then publish the property page with the tour, the gallery, the details and your contact form, hosted at echovod.com/site/<address>.

Distribution

Put the virtual tour on the MLS, Zillow and your property page

MLS systems take a virtual tour as a link in a virtual-tour field, and most require that link to be unbranded. A Zillow 3D Home tour comes with an unbranded link for this. Every Echo property page has an unbranded copy with no contact details and no branding, made for the same field. The branded page is the one you share everywhere else.

On Zillow, a 3D Home tour publishes to the listing from the app, and a video walkthrough goes up through the Premier Agent app. For a video made elsewhere, the steps for Zillow and the MLS are in the guide on adding a video to a listing.

Rules on virtual tours and AI-generated media are set by your MLS, your state and your brokerage, and they differ. Read yours before you post. Fair housing covers the narration too. Describe the home, never who should live there.

How to add a video to your Zillow and MLS listing

Made by AI, checked by you

What a photo tour shows, and what you check

A 360 scan and a filmed walkthrough record the house as it was on the day. A tour generated from photos shows the room in the photo with a camera move through it, with the light and the finishes that were in the picture. You watch every clip before it goes into the tour, and any clip can be regenerated on its own. The narration says what you tell it, so check the square footage and the year built before the file goes out. Echo makes video tours and property pages from photos; it does not make 360 or 3D scans. Questions

Questions agents ask about virtual tours

What is a virtual tour in real estate?

A virtual tour in real estate is a way for a buyer to see through a home from a screen. Zillow defines virtual tours, also called 3D tours or 3D walkthroughs, as letting buyers tour a for-sale home digitally. The term covers a steerable 360 or 3D scan, a video walkthrough filmed on site, and a video tour generated from the listing photos.

How do I make a virtual tour for real estate for free?

Zillow's 3D Home app makes a 360 tour for free on an iPhone, an Android phone or a supported 360 camera, with no per-home, service or hosting fees, and publishes it to the Zillow listing with an unbranded MLS link. Matterport's free plan holds one active space. Echo's free plan gives 300 credits on signup, no card, and exports at 720p with a small Echo mark.

What does a virtual tour cost?

Zillow 3D Home is free. Matterport's Professional plan starts at $108 a month for ten active spaces, and Matterport Capture Services starts at a base fee of $223.75 for a home up to 1,000 square feet, adjusted up to 30% by location. In Echo, a 6-second Standard 720p clip is 40 credits and an 8-photo tour is about 450; the plans are on the pricing page.

Can a virtual tour made from listing photos go on the MLS?

Paid Echo plans export clean 1080p with no watermark, and every property page has an unbranded copy with no contact details or branding for the MLS virtual-tour field. Whether an AI-generated tour is allowed, and how it must be labelled, is set by your MLS, your state and your brokerage. Check yours before you post.

Is a video tour from photos the same as a 360 tour?

No. A 360 tour is a model the buyer steers from spot to spot. A video tour from photos is a film: each listing photo becomes a clip with camera motion, in the order you set, with narration and music. Echo makes the video kind, and does not make the scan.
