Real estate reels and TikToks from listing photos

The ideas, the format rules, the music rules for business accounts, and the steps to turn the photos you already have into a vertical reel.

The answer

Instagram Reels for real estate start with the photos you already have

A real estate reel is a vertical video of one listing, posted to Instagram Reels, TikTok or YouTube Shorts. You do not need footage. Echo turns up to 20 listing photos into 4, 6 or 8 second clips with camera motion, lays music or narration under them, and exports a 9:16 MP4 that all three platforms accept. Five photos at 6 seconds make a 30-second teaser; eight make a 48-second walkthrough. The caption carries the address, the price and the property page link.

Real estate reels ideas from one set of photos

Most real estate TikTok ideas and Reels ideas come from the same listing, cut different ways. Each line below is one reel.

  • Listing teaser. Four photos, the exterior first, no address until the caption, posted the day before launch.
  • Just listed. The full walkthrough, exterior to backyard, with the price in the caption on launch day.
  • Price drop. The same clips re-ordered to lead with the best room, and the new price in the caption.
  • Open house. Three rooms and the outdoor space, posted that morning, with the hours in the caption.
  • The neighborhood. The street, the park, the coffee place and the commuter stop, with the home at the end.
  • Before and after. The listing photos next to the seller's renovation photos, one room per cut.
  • A room a day. One photo, one clip, one post, for a week.
  • The view. One 8-second clip from the balcony or the back deck, music only.
  • Outdoor living. The deck, the pool, the garden and the fire pit, posted on a sunny Friday.
  • Under contract. The walkthrough again, with the days on market in the caption.
  • Just sold. The exterior and the two rooms buyers mentioned most, with a thank-you to the seller.
  • Then and now. A home you sold two years ago, from the old photos, and its price today.
  • The agent intro. The outside of your three current listings, then the link to your agent page.

The specs for Instagram Reels, TikTok for real estate agents, and YouTube Shorts

One vertical file at 9:16 works on all three platforms. The figures come from each platform's own help pages, opened in October 2026. Echo's vertical export is a 9:16 MP4, up to 1080p with no watermark on paid plans and 720p with a small Echo mark on the free plan.

Safe zones

Where the app covers your video

Each platform draws its own buttons, username and caption over part of a vertical video. Meta's Reels ad guide says to leave roughly 14% of the top, 35% of the bottom and 6% of each side free of text and logos; that guidance is written for image ads on Reels. TikTok's ad guidance says to keep text and logos away from where buttons, usernames and captions appear, that a longer caption shrinks the safe zone, and that elements outside it may be covered or cropped. On YouTube Shorts, the like, dislike, comment and share buttons sit in a panel on the right.

Keep the room's best feature in the middle of the frame. Echo exports a clean clip with no text on it; any text you add when you post goes in the upper middle, above the caption and clear of the right edge.

Music

The best songs for real estate reels are the ones a business account may use

Music is where a business account runs into trouble. Instagram's help page says the music in its library is intended for personal, non-commercial use, that certain business accounts and certain types of posts do not have access to it, and that licensed music may be unavailable in some countries. Meta's music guidelines add that commercial or non-personal use of music is prohibited without the right licenses, and that content may be blocked, muted or removed when the music is not properly authorized. Instagram also warns that audio in your posts can become muted when its licensing agreements change.

TikTok's business help says businesses cannot use the general music library for commercial usage and should use the Commercial Music Library for all commercial activity, organic posts included. On a Business Account, Add Sound shows only that library. YouTube says most songs in its Shorts audio library can be used for up to 90 seconds in a 3-minute Short, some are limited to 60 or 30 seconds, and Shorts over one minute with an active copyright claim are blocked.

Meta's Sound Collection offers more than 14,000 royalty-free songs and sounds that can be used for commercial purposes, and its terms allow that audio only in content posted on Meta's products. A track in the file itself travels with the video to every platform and the property page, and it does not depend on a catalog agreement. Echo has a music library sorted as Ambient, Chill, Corporate, Inspiring and Upbeat, or you upload a track you hold a license for. The music is in the MP4 when you download it.

How to

How to make a vertical listing reel from photos in Echo

  1. 1. Start a project and set it to vertical

Pick the 9:16 shape. Upload the listing photos, up to 20 per project; five to eight make a reel.

  2. 2. Choose clip length and quality

Each photo becomes a 4, 6 or 8 second clip, in Standard or Premium quality. The credit cost is shown before you generate; a 6-second Standard 720p clip is 40 credits.

  3. 3. Generate the clips

Standard clips are ready to review in about a minute; Premium and 1080p take a few minutes. Regenerate any single clip you do not like.

  4. 4. Shape it on the timeline

Reorder the clips so the first one stops the scroll. Trim, change speed, pick a transition per cut, with snapping and undo.

  5. 5. Add music or narration

Pick a track from the library or upload your own. For narration, pick a voice and Echo writes a script sized to the video. Edit any line, regenerate a take, or keep it music only.

  6. 6. Export and post

Download the MP4. Paid plans export up to 1080p with no watermark; the free plan exports 720p with a small Echo mark. Post it with the property page link in the caption or your bio.

  7. 7. Make the widescreen version

Switch the project to 16:9 for the listing page, the MLS and YouTube. The second shape generates the clips again, with the cost shown first.

Captions

Captions, hashtags and fair housing

The first line of the caption does the work. Lead with the thing a buyer asks first, usually the price, the neighborhood or the bedroom count, then the address and the property page link. Write it as a listing description, in the words you would put on the MLS. Hashtags work when they are specific; the city, the neighborhood, the property type and the price band beat a wall of generic tags. Keep reels under 3 minutes, since Instagram does not recommend longer reels to new audiences.

Fair housing covers captions, hashtags and narration. The Fair Housing Act prohibits advertising that expresses a preference for or against persons because of race, color, sex, national origin, religion, disability or familial status. Describe the home, never who should live there. Four bedrooms and a fenced yard is a description. A caption about the kind of family the home suits is a complaint waiting to happen. Run the same test on the narration script; Echo lets you edit every line.

Questions

Questions agents ask about real estate reels

What is the best app for real estate reels?

The best app for real estate reels depends on what you start with. With footage, the platform's own app. With listing photos, Echo turns up to 20 of them into clips with camera motion, adds music or narration, and exports a 9:16 MP4 that Reels, TikTok and Shorts all accept.

How long should a real estate reel be?

Keep a real estate reel under 3 minutes. Instagram does not recommend reels over 3 minutes to new audiences, TikTok lets every creator post 3-minute videos, and YouTube Shorts run up to 3 minutes. Five photos at 6 seconds make a 30-second reel in Echo.

Can a real estate business account use trending music on Reels?

Often not. Instagram says the music in its library is intended for personal, non-commercial use and that certain business accounts and post types do not have access to it. Meta's Sound Collection is the royalty-free option on Reels. A track in the file itself, from Echo's library or your own licensed upload, plays the same on every platform.

Does the same video work on TikTok for real estate agents and on Reels?

Yes. One 9:16 MP4 from Echo meets Instagram's 720-pixel and 30 fps minimums, sits inside TikTok's 360 to 4,096 pixel range, and counts as a YouTube Short because it is vertical and under 3 minutes. Bring the music in the file.

Where should text go on a real estate reel?

In the upper middle of the frame. Meta's Reels ad guide says to leave about 14% of the top, 35% of the bottom and 6% of each side free of text, and TikTok says to keep text away from buttons, usernames and captions. Echo exports the video with no text on it; you place any text in the posting app.

What does a vertical listing reel cost in Echo?

The credit cost is shown before every generation. A 6-second Standard 720p clip is 40 credits, and a typical 8-photo tour is about 450. You start with 300 free credits, no card, and the plans are on the pricing page.
